ONE of Britain's smallest homes is up for sale for just £30k - and despite the stunning views, there's a catch.
The ''unusual and quirky'' cottage, listed Grade II by Cadw in 2001, overlooks a famous Welsh castle and dates back to 1841 and it needs lot of work.

The cottage could not be better located as it offers stunning views of Cardigan Bay, Llyn penisula, the edge of Snowdonia national Park and a breathtaking view of the historic Harlech Castle.
However, anyone looking to do up this small, detatched, mid-19th century cottage will need to spend a lot more than £30,000.
The inner walls are mostly disintergrated. No one has lived in this cottage for approximately 50 years and has only recently been used as a store room and workshop.
According to the Cadw listing the property was repaired and re-roofed under a town scheme grant between 1996 and 1997, but until the bush above the cottage has been cut it is difficult to know the state of the roof from the outside.
Called 'Bryn Tirion' the historic cottage is described by Tom Parry estate agents as a 'once in a lifetime' opportunity.
They say the home has the potential to be a "unique holiday let in shepherd's hut style, the most unusual little workplace, or just a space to unwind and re-charge your batteries away from everyday life."
